The Role
Performs preventive, demand, and corrective maintenance in all facets of building envelope, building systems, and groundskeeping not requiring a trade certificate.
Duties/Responsibilities
- Operates, troubleshoots, inspects, assesses, and performs general maintenance and repairs on building envelope and building systems not requiring trade certification (e.g., air filters, fan belts, electric motors, exhaust, humidifiers/dehumidifiers, dust collection, sump pumps) and assists trades staff with repairs, as needed. Performs bed entrapment inspections, set ups, and troubleshoots telephone and television problems.
- Inspects and makes minor repairs to electrical and plumbing systems and building interior structures not requiring trade certification (e.g., lights and ballasts, switches, outlets, faucets, toilets, screens, handrails, roofs, building systems, caulking, drywall). Checks alarms on building automation system, and inspects life safety equipment.
- Performs grounds maintenance (e.g. litter/garbage pickup).
- Maintains therapeutic garden (with program staff) and indoor plants throughout the facility.
- Uses hand tools, table saws, and equipment (e.g., tractors).
- Organizes, sets up, and cleans up work sites to ensure the safety and comfort of clients, residents, co-workers, and the public.
- Reports conditions for investigation/correction to management. Provides recommendations for preventive maintenance and participates to provide solutions/alternatives when evaluating issues.
- Responds to emergencies (e.g., leaks, fire, vandalism, infestation) and assists as directed. Contacts appropriate contractor when on-call and working after hours and on weekends.
- Sets up/takes down for programs/events/seasonally (e.g., displays, props, tents, staging, furniture, decorations).
- Assists to maintain documentation for building assets (e.g., standards, condition, inventory, maintenance/repair history).
- Secures and maintains tools, equipment, and vehicles in safe, sound working condition and reports issues to management.
- Gets price quotes and makes purchases from suppliers (with a p-card).
- Works as part of a multi-disciplinary team to create a caring, person-centred, homelike environment where residents feel listened to and cared about. Exchanges information and discusses work requests with other divisional staff, residents, clients, and contractors.
- Perform related duties as assigned.
Knowledge, Skills, and Abilities
- Working knowledge of general building maintenance and building trades/disciplines, and skill in residential plumbing and electrical repair not requiring trade certification, acquired through a grade 12 education plus directly related, demonstrated experience.
- Knowledge of and ability to comply with policies, procedures, standards, building and fire codes, and related legislation (e.g., health and safety). Ability to participate in related on-the-job training.
- A tuberculosis (TB) test and immunization(s) are required for working in a long-term care facility.
- Skills in basic carpentry, drywall repairs, and painting.
- Math skills for costing, ordering, measuring, and construction.
- Ability to work independently and cooperatively with limited direction.
- Ability to troubleshoot problems in HVAC, electrical, and plumbing systems; perform minor preventive maintenance repairs not requiring trade certification; and determine when major repairs need to be referred to others.
- Ability to demonstrate compassion, support dignity, and promote understanding of persons living in the Home or receiving service. Human relations and communications skills to interact pleasantly and professionally with residents, their families, other staff and contractors, and participate as an effective team member.
- Ability to read and understand schematics, blueprints, technical manuals, instructions, and safety data sheets. Ability to complete timesheets, work orders, material requisitions, and building records.
- Must provide an acceptable vulnerable sector police check.
- Must have a valid G driver's license (or G2 with 3 years of driving experience) and acceptable driving record to operate corporate vehicles.
- Participates in a regular 24-hour standby/on-call rotation to respond to emergencies, call-outs, equipment failures, and breakdowns. Works staggered hours, statutory holidays, weekends, and overtime, as required/requested.
